Frequently asked questions
What is AMINTCHI?
AMINTCHI Capital & Partners is a real estate platform connecting buyers with banks and microfinance institutions selling properties they own: houses, villas, land and commercial premises.
Every sale is handled by a notary.
Who sells the properties?
Properties are listed by partner banks and microfinance institutions. Each listing shows the selling institution.
AMINTCHI checks listings before or after they are published.
Do I have to pay to sign up?
No. Signing up and using the platform are free for buyers.
How do I create an account?
Click "Create an account", choose your country and enter your mobile number. You receive a code by SMS to verify it, then enter your name and accept the terms of use.
You can also use the mobile app.
What do levels N1, N2 and N3 mean?
N1 - Registered: favourites, alerts, visit requests and expressions of interest.
N2 - Identity verified: your ID document has been approved.
N3 - Qualified buyer: your ID document and proof of financing have been approved. Only level N3 can make a firm offer.
Which documents do I need to provide?
A valid ID document (identity card or passport) and proof of financing: loan approval, proof of own funds, or both for mixed financing.
Accepted formats: PDF, JPEG or PNG, 10 MB maximum. In the app, you can take a photo of your documents.
How long does document verification take?
Documents are checked by the AMINTCHI team, usually within 48 working hours. You are notified of the result; if a document is rejected, the reason is given and you can upload a new one.
How do I visit a property?
From the property page, choose "Request a visit" and suggest your availability. The bank confirms the slot or offers another one; you receive an SMS reminder the day before.
How do I make an offer?
Once you are a qualified buyer (N3), open the property page and choose "Make an offer at the listed price". The offer is made at the listed price and confirmed with a code sent by SMS.
The bank accepts or declines the offer; you can follow its progress in "My space".
What happens if several buyers are interested?
The first qualified buyer with a complete offer has priority. Other requests can be put on a waiting list and are notified if the property becomes available again.
Who handles the sale?
Once the offer is accepted, the bank reserves the property for a limited time and a notary for the property's area is appointed. The notary receives the funds and draws up the deed of sale. You can follow each step of the file in "My space".
How can I be notified of new properties?
After a search, choose "Create an alert". You are notified when a new property matches your criteria or when the price of a property you follow drops. You can change or delete your alerts at any time.
How do I report a listing?
Open the listing and choose "Report this listing" at the bottom of the page, with the reason. The AMINTCHI moderation team reviews every report.
Are my documents protected?
Yes. Your documents are encrypted on our servers. They are only seen by the AMINTCHI team, then by the bank and the notary handling your files, and every access is logged. See the privacy policy.
How do I delete my account?
From "My space", "Profile" tab. Deletion is not possible while an offer, a visit or a sale is in progress. Your account is then anonymised; some data is kept for the period required by law.
I am a bank, a microfinance institution or a notary: how do I join AMINTCHI?
Professional accounts are created by the AMINTCHI team after an agreement is signed. Contact us from the "Help and contact" page.
